Preparing your home for professional photography is possibly the most important action when it comes to selling your home, after all, a photo speaks a thousand words! Not only will it attract great buyers, it also sets you apart from the competition, with many clients starting their search online the photography is key!
The Exterior
The front of your home is the first photo your potential buyers will see and it could be the decision maker as to whether they click through to further information. Prior to the photos, tidy the garden and driveway, mow the lawn, consider planting seasonal flowers, remove the bins and always take your car off the driveway. If the front of your home is painted assess if it needs any touch up or a complete freshen up.
The same goes for tidying the rear garden, removing large items like children’s toys (within reason obviously, we know the trampoline will be hard to hide!) and dress the garden furniture with cushions, table cloth and umbrella if you have them.
The Kitchen
Once you have finished outside, it’s time to move inside, start with the kitchen as its often the room buyers are most interested in. Clean and clear all the work surfaces of any clutter including your washing liquid and tea towels. Don’t forget to clear the fridge of any pictures or shopping lists you may have pinned to it and to remove the bins. You can always add flowers or a fruit bowl if you want to add life and colour.
The Bathroom
Next up is the bathroom, again clean and clear all surfaces, removing toothbrushes, all cleaning products and children’s toys. Pop in some neatly hung or folded towels, and always make sure the toilet seat is down!
The Living Areas
In the living areas look at what you don’t need in the rooms, the less you have the bigger the room will look in the pictures, then straighten and plump all the cushions. Tuck any cables and kids toys out of sight. It’s great to add in fresh plants or flowers to bring the room to life, just make sure they are not too big!
The Bedrooms
The master bedroom is another focal point for buyers, so this is the best place to start clearing clutter sideboards and bedside tables, clothes and shoes lying around, especially any peeping out from under the bed. Then dress your bed with your best sheets. Apply the same method to all bedrooms.
Lighting
Lighting is possibly the most important tip as great photos require great lighting. Ensure any blown bulbs have been replaced. Don’t forget the natural lighting, so draw back the curtains and pull up any blinds to let the light shine in.
