A Welcome Boost for the Housing Market as Interest Rates Fall 22 Dec 2025

The Bank of England’s recent decision to cut the UK base interest rate by 0.25 percentage points — from 4% to 3.75% — is a very welcome and positive step for the housing market. This move brings borrowing costs down to their lowest level in almost three years and is already helping to restore confidence among both buyers and sellers after a cautious few months of Budget-related uncertainty.

Confidence Begins to Return

While we don’t expect an immediate surge in activity before Christmas, the extended wait for the Budget brought forward the usual seasonal slowdown. As a result, we’re now seeing a level of pent-up demand building beneath the surface. This leaves us feeling very optimistic about a busy and encouraging start to the new year as these factors come together.

Lenders are already responding positively, sharpening their mortgage products in anticipation of stronger market activity. Conversations we’re having with buyers and sellers alike suggest a renewed sense of confidence and a growing readiness to move in early 2026.

A Busier-Than-Usual December

Even during the traditional Christmas slowdown, December has been noticeably busier than expected — particularly with sellers keen to bring their properties to market. This is a reassuring sign of increasing confidence and stability across much of the property market and suggests that momentum is beginning to build again.
